An end of tenancy clean is not a bigger version of a normal clean. It is a different job with a different target: putting an empty property back to the condition written down on the day the tenancy started, so the check-out inspection has nothing to catch.
That distinction matters because it changes what gets prioritised. A regular clean makes a lived-in flat feel fresh. An end of tenancy clean goes after the specific items an inventory clerk has on their list, most of which are invisible from the middle of the room.
Why we work to a list
Cleaning is involved in 54% of Tenancy Deposit Scheme disputes, which makes it the biggest single reason tenants and landlords fall out over money. The deductions almost never come from obvious mess. Tenants hoover, wipe the surfaces and take the bins out. The money goes on extractor filters, oven door glass, limescale on shower screens, window runners, and the seals around baths.
So we do not walk in and judge the flat by eye. We work the same list in the same order every time, because the items that fail an inspection are precisely the ones that look fine at a glance.
What the day looks like
We start in the kitchen, because the oven is the longest single task and everything else in the property can be done while it soaks. Bathrooms come next, since descaling also benefits from being left to work. Bedrooms, living spaces, floors and windows follow, and the property gets a final walk-through at the end.
For a two bedroom flat in Poplar or on the Isle of Dogs, that is usually a five to seven hour day for the team, assuming the place is empty and the oven has been used normally rather than ignored for two years.
The empty property rule
We ask for the property to be cleared before we arrive, and this is the single biggest thing that goes wrong with bookings. It is not a preference. Cupboards that still have contents cannot be cleaned inside. Appliances that cannot be pulled out cannot be cleaned behind. Both of those are standard check-out items, so a part-full flat means a part-finished clean and a deduction anyway.
If the removal van is running late, it is better to move the booking than to have us work around boxes.
Hard water, and why bathrooms take the time they do
London sits in a hard water area, so limescale forms quickly on glass, chrome and shower heads in every flat from Shadwell to the Royal Docks. Normal build-up across a tenancy is generally treated as fair wear. Scale that has been left long enough to etch the glass is a cleaning issue, and shifting it takes several passes rather than one wipe.
This is why bathroom count drives the quote more than bedroom count does. A one bedroom flat with two bathrooms is a longer job than a two bedroom flat with one.
Move-out season in E14, E15 and E1
Most of this work lands in a handful of building types, because that is what East London rents out. The towers around Canary Wharf, South Quay and Blackwall turn over on corporate lets and relocations. Stratford and East Village are build-to-rent, so tenancies run to twelve months and the check-out list repeats from flat to flat. Whitechapel, Shadwell and Poplar add the City-fringe rentals and the newer blocks around Aberfeldy and Blackwall Reach. The flats vary less than you would expect, and the items that cost people money are the same in all of them: oven door glass, extractor filters, scale on the shower screen, and the runners under the windows.
The managed blocks add one step that catches people out. The service lift and the loading bay have to be booked, normally by you or your agent, and they get booked for the removal van rather than for the clean. If the van overruns its window we end up working around whatever did not fit into it, which is the one thing this job cannot absorb. Book the clean for the day after the van, not the same afternoon.
What we cannot do for you
We are a cleaning team, not a maintenance contractor. We will not repaint a wall, fill a hole, treat structural damp, or take away furniture the previous tenant abandoned. If the property needs those things, they are separate trades and no amount of cleaning substitutes for them.
We would rather tell you that before you book than discover it on the morning.
What we do
- Oven, hob and extractor
- Oven degreased inside, including the glass door panels and the racks. Hob, splashback and extractor housing degreased, and the filter cleaned. This is the single longest job in the property and the one inspectors open first.
- Bathrooms
- Descaled rather than just wiped: shower glass, screens, taps, shower heads and tiles. Seals around the bath, basin and shower tray cleaned. Toilet done inside and behind. Mirrors and chrome polished dry so they do not spot.
- Kitchen units and appliances
- Fridge and freezer cleaned inside and defrosted if needed, washing machine drawer and seal, cupboards emptied and wiped inside and out, sink and drainer descaled, and we pull out the white goods that move to clean behind.
- Floors, walls and woodwork
- Carpets hoovered and spot-treated, hard floors mopped, skirting boards, door frames, handles and light switches wiped. Walls spot-cleaned where marks lift without taking the paint with them.
- Windows, tracks and frames
- Interior glass cleaned, plus the runners, tracks and frames that a normal clean never touches. Sliding door tracks on balcony flats are a standard part of the job because they collect grit and get checked.
What this does not include
Worth reading before you book. If you need any of these, tell us and we will price it separately.
- Exterior windows above ground floor level. We have no access equipment, so anything needing a pole system or abseil access is a specialist job.
- Carpet steam cleaning or hot water extraction. Spot-treating is included; a full extraction clean is our separate carpet service.
- Removing furniture, rubbish or anything left behind by the outgoing tenant. The property needs to be empty before we start.
- Mould treatment beyond surface cleaning. Recurring mould is usually a ventilation or damp problem, which is a repair rather than a clean.
- Repainting, filling holes, or any decorating work.
- Communal hallways, lofts, garages and outbuildings unless agreed in advance.
- Cleaning products and equipment as standard. We can bring them on any job for a small extra charge, which on an empty property is usually the sensible choice.
What moves the price
From £100 per job. These are the things that change it.
- Bedrooms and bathrooms. Bathrooms take longer per room than bedrooms do, so a one bed with two bathrooms costs more than you would expect.
- The state of the oven. A neglected oven can take two hours on its own and is the biggest single variable in the quote.
- Whether the property is empty. Empty flats are faster and cheaper; we cannot do a proper job around furniture and boxes.
- Limescale build-up. London water is hard, and scale that has been left for a couple of years takes several passes to shift.
- Whether carpets need full extraction, which is quoted separately from the clean itself.
- Whether we bring products and equipment. That is a small extra charge, and the cupboards are normally bare by the time we arrive.

How we work
There are six of us and you get the same faces every time, not whoever an agency has free that morning. On an end of tenancy we work to a fixed list rather than judging by eye: oven and extractor degreased, bathrooms descaled and polished, appliances inside and out, walls spot-cleaned, windows and tracks done. That is deliberate, because the things that cost people their deposit are rarely the things that look dirty. We do not rush it, and if your agent flags something we missed, we come back and sort it.

Common questions
Which parts of East London do you cover for move-outs?
Canary Wharf, the Isle of Dogs, Poplar, Blackwall, Limehouse, Wapping, Shadwell and Whitechapel on the Tower Hamlets side, then Stratford, Canning Town, Custom House, the Royal Docks and Beckton on the Newham side. We do not take move-out work beyond East London, because the day is already long without spending part of it on the road.
Do I have to book a professional clean when I move out?
No. In England the Tenant Fees Act 2019 stops a landlord or agent requiring you to pay a third party for cleaning. You have to return the property as clean as it was at check-in, but you are allowed to do that work yourself. Most people book because a full property is a long day, not because they must.
How far in advance should I book?
Book for after the van has gone and before the check-out inspection, with a day of slack between the two. Leaving the clean and the inspection on the same morning removes any room to fix something, which is the situation you least want to be in.
Does the property need to be empty?
Yes. We cannot clean inside cupboards, behind appliances or under furniture that is still there, and those are exactly the places that get checked. If something cannot be moved, tell us beforehand so it goes in the quote rather than becoming a surprise on the day.
What if the letting agent still finds something?
Tell us and we come back. That is how we work on every job, not a special policy for end of tenancy. Send the agent's list rather than a general complaint, because it tells us exactly which rooms to return to.
Is carpet cleaning part of the price?
Spot-treating marks is included. Full hot water extraction is a separate service with its own price, because it needs different equipment and adds drying time. If your inventory specifies professionally cleaned carpets, ask us to quote for both together.
Will you clean an oven that has never been touched?
Yes, and it is worth flagging when you ask for a quote. A badly neglected oven can take two hours by itself, so telling us in advance means the price and the time we book are right rather than optimistic.
